Bridgeview seeks multifamily investments that meet the following criteria:

  • Project size minimum of 200 units, primarily garden-style communities, $16-25mm asset value range
  • Asset quality ranging from distressed to 15-30 year old, B- quality or better, that allow repositioning through capital improvements, aggressive leasing, and improved management
  • Investments which capitalize on market inefficiencies, over-leveraged investors, and other motivated sellers
  • Financing  will be in the form of new financing or assumption of existing debt, and in some cases all equity
  • Target locations are Texas major metro areas Austin, DFW, Houston, and San Antonio (as well as select tertiary markets).

CLASS:Class “A” Assets
HOLD PERIOD:3-4 Years

Bridgeview seeks development opportunities that fit the following criteria:

  • Access to retail, nearness to upscale single family housing and quality school districts, and transportation arterials are key criteria
  • Well-located land in strong economic growth corridors (including infill locations for development as both singular use and mixed use development.) with local median incomes 25% above metro area
  • Sites with more complexity are welcome as these sites tend to have the highest overall return potentials
  • Minimum 200 units, preferably 250+ units; 3-story garden walk-up product; and 4 or 5 story product with structured garages
  • Properties can also include substantial retail components as part of the total development project
  • Target markets are Texas major metro areas such as Austin, DFW, Houston, and San Antonio
